Before you make an offer in Orlando: five things to check
By Demo Enhanced · September 10, 2026
The inspection is not the only thing that decides whether a house is a good buy. Before we write an offer, I go through the same five things with every buyer.
1. The recent sales on the street
The asking price is the seller's opinion. The last three to five sales within a few blocks are the market's. If the gap is wide, we find out why before we offer.
2. The roof and the insurance quote
In Florida the age of the roof decides whether a home can be insured at a sensible price. Ask for a quote before the inspection period ends, not after.
3. Flood zone and drainage
Check the flood zone map, and look at the yard after rain if you can. A low lot that holds water is cheaper to walk away from than to fix.
4. HOA rules and fees
Read the rules on rentals, parking and exterior changes. A fee that looks small can come with a special assessment on the way.
5. The commute at the hour you drive
Drive it at 8 a.m. on a weekday. A route that takes twenty minutes on Sunday can take forty on I-4.
If you are starting to look, book a short call and we will go through your list together.
