The new kitchen cabinets & bathroom vanities are solid maple faced w/ solid maple doors. They feature soft close doors & drawers, satin nickel pulls, dovetail construction, extra thick shelves, & drawer pull outs. No more reaching into the back of cabinets. Granite throughout. The kitchen & all 4 bathroom faucets have lifetime warranties. Double handle faucets keep from wasting hot water. Supply lines are stainless steel braided. If you've ever replaced cabinets or vanities, you know that the bottoms are always water damaged. Not here. These were installed on 1/4" thick strips of pvc to keep them off the ground. The front door is insulated fiberglass w/ a triple pane leaded privacy glass window & roller bearing hinges. Very smooth & energy efficient. The air handler is in the house, not in the garage or attic. Air handlers in humid locations sweat & invite mold. Not here. If you've ever replaced carpet, you know that there is sand & dirt under the pad. Not here. The pad has a has a waterproof layer built into the top. It keeps the dirt out & makes it is easy to keep clean. The tub is porcelain, the master shower has a step down concrete pan, both with a tile surround. No plastic or fiberglass that cracks over time. These will last forever. The step down is important because if there is ever a backup, the shower is the lowest point. That allowed me to not get rising water insurance. The roof has hurricane clips & will qualify for wind mitigation. Both will save you money on insurance. The exterior is largely hardie board, a cement board siding. It doesn't rot & bugs don't eat it. Very durable. All 3 bathrooms & the laundry room are next to the water heater. You get hot water right away & you can lower the temp to save you money. The tile floors feature decorative transitions. The 2nd floor tile was installed over hardie board & 2 layers of modified thinset. It's rock solid w/o a single crack, a common problem on 2nd floor tile. There is a real foyer w/ space for shoes or a bench. It is a wonderful neighborhood w/ the absolute best neighbors. A quiet, somewhat secluded neighborhood w/ no pass thru traffic. The property is pie shaped w/ a backyard larger than the front. It's the kind of neighborhood where everyone looks out for & helps each other. The people who move here stay here. Shopping includes Publix, Aldi, Walmart, Target, latin & asian markets, & Trader Joes is being built. You can get to Alafaya w/o going through a light. Home Depot, Lowes, Kohls, Harbor Freight, and all of Waterford Lakes. The new owner will get spare floor & border tile, AC parts, paint for all colors, touch up for the new cabinets, boxes for faucets, manuals for ac, fans, etc This is a fantastic home in a great neighborhood.
