The inspection is not the only thing that decides whether a house is a good buy. Before we write an offer, I go through the same five things with every buyer.
## 1. The recent sales on the street
The asking price is the seller's opinion. The last three to five sales within a few blocks are the market's. If the gap is wide, we find out why before we offer.
## 2. The roof and the insurance quote
In Florida the age of the roof decides whether a home can be insured at a sensible price. Ask for a quote before the inspection period ends, not after.
## 3. Flood zone and drainage
Check the flood zone map, and look at the yard after rain if you can. A low lot that holds water is cheaper to walk away from than to fix.
## 4. HOA rules and fees
Read the rules on rentals, parking and exterior changes. A fee that looks small can come with a special assessment on the way.
## 5. The commute at the hour you drive
Drive it at 8 a.m. on a weekday. A route that takes twenty minutes on Sunday can take forty on I-4.
If you are starting to look, book a short call and we will go through your list together.
